Buyers Representation

When purchasing Real Estate, a buyer has two options. The buyer can either work exclusively with a buyers agent that fully protects them or they can work directly with the sellers agent, which has a fiduciary responsibility to the seller.

Working with an exclusive buyers representative can be critical for a number of reasons:

  • Fiduciary Responsibility to Buyer
  • Coop/Condo Board Packages
  • Helping You Identify that Great Investment
  • Full Due Diligence of Sellers Property
  • Sales Comps
  • Introduction to Key Resources for Closing
  • Negotiation
  • Market Advice
  • Validation of Streeteasy/Zillow Listings
  • Off-Market Listings

In a competitive marketplace, there is very little advantage to working directly with a sellers agent that you may not know. In fact, it may do more harm than good and leave you fully exposed and unprotected as a purchaser.

With current prices in this hot marketplace at a high and selling at or over asking price, there may be little room to negotiate. At the very least, as a buyer, you want to make sure your contract of sale offers you various contingencies and protection.
