Ninety-three big townhomes in the woods by Flat Rock Brook
Oak Trail occupies a single tax block in the southern corner of Englewood, tucked between Route 4 and the Flat Rock Brook preserve, one of the last remnants of the Palisades forest. County tax records show the homes were completed in 1982 and divided into 93 individual townhouse lots along three private, gated roads: Oak Trail Road, Old Quarry Road, and Hidden Ledge Road. A manned gatehouse controls access around the clock, and the association maintains the grounds, the roads, and an outdoor pool. The original builder is not recorded in the public sources we could verify.
What sets Oak Trail apart from most Bergen County townhouse complexes is size. These are house-scale homes: listings regularly describe two-story entry foyers, high ceilings with skylights, living rooms and primary suites with fireplaces, and finished lower levels that often walk out to a patio or a wooded yard. Recent listings run from about 2,700 square feet for a three-bedroom to more than 4,200 square feet for the largest units, and most have an attached two-car garage on the main level.
The layouts are not cookie-cutter. County records distinguish end units from interior units and two-story plans from two-and-three-level plans, and some homes have features others lack, such as private driveways or a vaulted sunroom with skylights that one listing says only three of the 93 homes have. Many owners have renovated heavily, so condition varies widely, and that variation shows up directly in sale prices.
Josh's view of Oak Trail
What you won't find on a listing portal, in Josh's own words.
Who it suits
Those looking for a large townhome with lots of space, a quiet neighborhood, and an affordable sales price.
Buying here
This is a great long-term property, but resale can be challenging. The maintenance is expensive. If you are looking short-term, it is not for you, and renting is better in this complex.
The best lines
The townhome layouts are all unique, with high ceilings. Choose the size that best meets your needs for the long run.
Mistakes buyers make
Don't just look at the maintenance and HOA fees. The prices of these units can be more affordable, so the economics all even out.
What a listing won't tell you
The serenity you will feel surrounded by Flat Rock Brook Nature Center!
