Nine calculators built around the questions clients actually ask Josh before they are ready to talk to anybody. Each one shows its workings, names its sources, and gives you the whole answer on the page — none of them hold a result back for an email address.

None of these replace the conversation
Every tool on this page is deliberately built to be useful before you contact anybody, and each one is honest about where its answer stops. The things that move a New York number most — what a specific building's board actually does, what the last comparable line really traded for, why a seller is selling — are not in any public dataset. That is the part Josh does.
