A Georgian enclave for Saddle River downsizers
Saddle River is a borough of large estate lots where attached housing at the high end barely existed, and Saddle River Grand took about 11 years to reach the market. More than eight of those years went to approvals, which Woodmont Properties' chief executive Eric Witmondt described as dealing with two municipalities that had not seen much development, and the company then shelved the project for 18 months to wait out the recession. Woodmont, a Fairfield, New Jersey, developer that had just built a similar community called the Enclave in nearby Montvale, broke ground and opened its sales office in late 2011 on a 23-acre site off Chestnut Ridge Road at the Woodcliff Lake border.
Architect Robert Zampolin of Zampolin & Associates drew the 68 homes in a Georgian Colonial idiom, with brick facades, paver drives, carriage lights, and two-car garages. Each home has three levels: dramatic two-story foyers, a primary suite on either the first or second floor, elevators in many homes, and finished lower levels. At launch Woodmont described five house styles of about 3,800 to 4,600 square feet above grade, with basements adding another 1,000 to 2,500 square feet; resale marketing cites finished totals of about 4,450 to 5,500 square feet, and close to 6,000 in an expanded Richmond II. The community took Community of the Year honors in the New Jersey Builders Association's Sales and Marketing Awards and a gold award in the National Association of Home Builders' 2015 Best of 50+ Housing awards.
Sales moved fast. By May 2012 Woodmont had sold 61 of the 68 homes at $1.2 million to $1.8 million, mostly to buyers already living in Bergen County, and it cut its projected build-out from four years to two. Resales have since climbed: a Richmond II at 137 Cortland Drive set a community record of $2,236,250 in January 2015, and state deed records show nine arm's-length sales from June 2024 through September 2026 between $1.9 million and $2.65 million, the high mark being 134 Cortland Drive in October 2025. Monthly association charges have risen from an average of about $465 at launch to roughly $1,100 today.
Josh's view of Saddle River Grand
What you won't find on a listing portal, in Josh's own words.
Who it suits
Ideal for discerning buyers seeking an exclusive luxury townhome community in prestigious Saddle River, offering an exceptional lifestyle within easy reach of Manhattan.
Buying here
Enjoy the luxury and spaciousness of a grand estate without the extensive maintenance of a traditional single-family home. Residences offer an impressive 4,500 to 5,500 square feet of living space, with select custom-designed layouts reaching up to 6,000 square feet.
The best lines
All of these homes are unique in their own way. Highlights include a grand two-story entryway and high ceilings.
Mistakes buyers make
Saddle River is only about 25 minutes from the George Washington Bridge with no traffic. It has a relaxed suburban feel, yet it is ideally located near excellent restaurants, shopping, and the very best of North Jersey.
What a listing won't tell you
These townhomes feel more like a mansion than a townhome. They are perfect for those used to living in a large home and wanting a lot of space.

Living at Saddle River Grand
The community sits behind its own gatehouse off Chestnut Ridge Road, in the corner of Saddle River where the borough meets Woodcliff Lake and Montvale. Daily life inside the gates centers on the clubhouse, pool, and pergola lawn, with the association handling landscaping and exterior upkeep.
