Twenty-four townhomes from a builder's remedy settlement
The Woodlands grew out of Demarest's affordable housing litigation. In 2019 Sylco Investments, an entity tied to Kamson Corporation founder Richard Kurtz, the Alpine developer known for the Stone Mansion on the former Frick Estate, intervened in the borough's court case over its housing obligations. A settlement approved in 2020 rezoned five undeveloped lots off Duane Lane, near the Alpine Country Club golf course, for no more than 24 market-rate townhomes, down from the 41 Kurtz had proposed. Instead of building affordable units on site, the developer agreed to pay the borough $1 million toward affordable homes at a borough-owned property on Hardenburgh Avenue. The Planning Board approved the site plan in January 2021 and an amended plan in May 2021.
The tract covers about 18 acres, but stream buffers, wetlands, steep slopes, and conservation easements with the state left only about 4.2 acres buildable, so the homes are clustered along the southern edge facing the golf course. Zampolin & Associates designed the townhomes, which local zoning caps at two and a half stories and 37 feet. In 2024 the Planning Board approved changes that added rear decks, a generator for every home, and a larger pool patio. Sponsor materials describe 10-foot-plus ceilings, wide-plank oak floors, fireplaces, Kuche+Cucina kitchens with Sub-Zero and Wolf appliances, lower levels with family rooms, and an elevator in the Buckingham plan.
Corcoran Infinity Properties is the exclusive sales agent. State deed records show the first closings in January 2025, and 15 homes sold between January 2025 and May 2026 for $2.725 million to $3.325 million, with a 16th closing at $2.875 million in July 2026 per MLS. Recorded living areas run about 4,260 to 4,470 square feet for the four-bedroom homes. In mid-2026 the sponsor was still offering a three-bedroom Edgewood plan at $2.285 million and a four-bedroom Cambridge end unit at $3.095 million.

Inside The Woodlands

Demarest's stone landmarks: the Hardenburgh Avenue Bridge over Tenakill Brook, about a mile west of The Woodlands.
Living at The Woodlands
The community sits in the quiet eastern corner of Demarest, a small Bergen County borough of about 5,000 people, with single-family streets on three sides and Alpine Country Club's golf course to the south. There is no shopping within walking distance, so daily life runs by car, west to the borough center around County Road and Hardenburgh Avenue or south toward Cresskill, Tenafly, and Englewood. The trade-off is privacy: the gated entrance, conserved woods, and golf course views.
- Commute: about 11 miles by road to the George Washington Bridge (roughly 20 minutes with no traffic) and about 18 miles to Midtown Manhattan (roughly 30 minutes with no traffic, much longer at rush hour), via the Palisades Interstate Parkway, whose Exit 2 is in neighboring Alpine; Rockland Coaches routes 20/20T stop by the Duck Pond on County Road (about 1.2 miles west) for the Port Authority Bus Terminal
- Parks and golf: Alpine Country Club, a private, member-owned A.W. Tillinghast course from 1928, borders the property to the south (clubhouse at 80 Anderson Avenue, about 1.6 miles by road); Tenafly Nature Center about 4.5 miles by road; Palisades Interstate Park trails along the Hudson in Alpine
- Schools: Demarest Public Schools, with County Road School (pre-K to 1, about 1.3 miles by road), Luther Lee Emerson School (grades 2 to 4, about 2 miles), and Demarest Middle School (grades 5 to 8, about 1.3 miles); high schoolers attend Northern Valley Regional High School at Demarest, a former Blue Ribbon School (about 2.7 miles)
- Shopping and hospitals: shops and restaurants in Closter, Cresskill, and Englewood; The Shops at Riverside in Hackensack about 9.4 miles by road; Englewood Hospital and Medical Center about 4.6 miles by road
