The Yardarm is a 176-residence condominium community of low-rise, three-story buildings on both the ocean and bay sides of Dune Road in the Village of Westhampton Beach, designed by architect David K. Specter and granted its certificate of occupancy in 1976.

A 1970s Dune Road Condominium Designed Around the Dunes
The Yardarm was designed by New York architect David Kenneth Specter, who founded his firm, now Specter DeSouza Architects, in 1963. According to court records, developer Shapiro hired Specter in January 1974 to design and build oceanfront condominiums on Dune Road, and a certificate of occupancy was issued on November 15, 1976. The complex is organized as three separate condominiums, Yardarm Beach Condominium I, II, and III, each with its own board and bylaws, while a homeowners association owns the shared facilities.
Specter's firm describes the site as about 600 feet wide and spanning both the ocean and bay sides of the barrier beach, with a plan shaped in part by the protected dune areas. The 176 units are staggered so every apartment is entered between its living and sleeping spaces, triangular sun courts separate bedroom windows from the entry walkways, and every unit has an ocean-facing or bay-facing balcony. Breezeways cut through the buildings to link the walkways to the waterfront and help air move through the apartments.
The complex has had setbacks. Owners sued the developer and architect in the early 1980s over construction deterioration, and on March 13, 1993, a fire at Yardarm II destroyed 44 of its 52 units, which were later rebuilt. That rebuilding likely explains why some listings give build years of 1990 or later for certain units.

Who it suits
Ideal for those looking for a Hamptons getaway in Westhampton Beach with close proximity to Manhattan. It's less than 90 minutes away, depending on traffic!
Buying here
An easy apartment to escape to on weekends. The building maintenance staff is excellent. The pool is beautiful, and the private beach access can't be beat!
The best lines
The ocean apartments are great, but the bay side can be something special. Daytime views are terrific, and at night the homes are all lit up.
Mistakes buyers make
A big house in the Hamptons sounds attractive, but it is a huge commitment with a ton of maintenance. Sometimes a manageable condo is best!
What a listing won't tell you
This complex has it all: the beach, tennis courts, a luxury pool, views, and walking distance to town. It's a great property that will stay in your family for years!

Living at the Yardarm
Westhampton Beach is an incorporated village in the Town of Southampton on Long Island's South Shore, with a 2020 population of 2,150. Its Main Street has shops, restaurants, the Westhampton Free Library, and the Westhampton Beach Performing Arts Center, which occupies a 1930s movie theater. The Yardarm sits on Dune Road, the barrier beach between Moriches Bay and the Atlantic, reached from the village by the Jessup Lane bridge.
- About one mile from Westhampton Beach Main Street and under three miles from the Westhampton LIRR station, according to a recent sale listing.
- Driving from JFK Airport is about 67 miles, or roughly 1 hour 38 minutes in typical non-peak traffic, mostly via Sunrise Highway (NY 27).
- The Long Island Rail Road Montauk Branch and the Hampton Jitney both serve Westhampton, with more Jitney trips in summer.
- Ocean-side units face the Atlantic beach, and bay-side units look over Moriches Bay.
