Williams Island is a gated, 84-acre condominium community in Aventura with nine high-rise towers and a low-rise Mediterranean Village, about 1,900 residences in all, built between 1985 and 2013.

From quarry to the Florida Riviera
Williams Island takes its name from Raymond Gaylord Williams, whose father-in-law founded Maule Industries. Starting in 1913, the company quarried limestone here, and the flooded pits became Maule Lake and Little Maule Lake, which frame the island today. Williams sold the tract in 1969, and in 1980 Julius and Edmond Trump bought it for about $17.6 million.
Working with Mutual Benefit Life, the Trump Group completed the first tower, 4000 Island Boulevard, in 1985. Six more towers followed, along with the low-rise Mediterranean Village, which was modeled on Procida, an island off Naples. Sophia Loren served as the project's spokeswoman and creative consultant and kept a seasonal home on the island. Most of the early towers were designed by Robert M. Swedroe Architects, and Artec designed Residence du Cap and Villa Marina.
WCI Communities finished BellaMare in 2005, and Martin Z. Margulies completed Bellini, the final tower, in 2013. In 2004, residents bought the common facilities from the Trump Group for $17 million through the Williams Island Property Owners Association. The association has since renovated the island in phases, including a new front gate and a $5 million spa in 2013 and an Island Club renovation that broke ground in 2023.

Mistakes buyers make
The maintenance can run high in some of the buildings, but the price of the apartment itself delivers a ton of value. This is also an excellent investment property, as rentals are very strong on Williams Island.

Living on Williams Island
Williams Island sits at the southeast edge of Aventura, a mainland city known for Aventura Mall and dense waterfront high-rises. You enter through a guard gate at the east end of NE 183rd Street (Williams Island Boulevard), about one mile from Biscayne Boulevard. The island has Intracoastal frontage but no ocean beach, and the Atlantic beaches of Sunny Isles Beach are a short drive east over the causeway.
