Between the mansion tax, the mortgage recording tax and title insurance, a buyer typically needs another 1% to 6% on top — and which end of that range you land on depends mostly on two things nobody tells you until you are already in contract.

The same purchase as a condo would cost $26,850 more to close. Co-ops avoid the mortgage recording tax and title insurance entirely, because you are buying shares in a corporation rather than real property.

What this does not include

  • Your broker's commission — in a standard resale the seller pays it.
  • Monthly carrying costs: common charges, maintenance, and property tax.
  • Anything specific to your building or your lender's rate sheet.
  • Co-op flip tax — a real cost, but it is the seller's in most buildings, and every building sets its own.
  • Seller-side transfer taxes — on a resale these are not yours to pay.
