A boutique condo on a tight NoMad lot

Sinha Development assembled the site on East 28th Street between Park Avenue South and Lexington Avenue, replacing older low-rise buildings, and hired TRA Studio to design an eight-story condominium. Excavation was underway by June 2019, the concrete frame was close to topping out by the end of 2019, and work stalled during 2020 before resuming in January 2021. An offering plan accepted in September 2019 listed a projected sellout of $30.231 million, and Douglas Elliman launched sales in April 2021.

TRA Studio wrapped the street facade in sculptural panels imported from Italy that frame columns of angled, floor-to-ceiling windows, while the rear, south-facing elevation carries a grid of long balconies. The lot is narrow, about 43 feet wide, and split between two zoning districts, so the massing steps back above the sixth floor for a shared terrace and a duplex penthouse with multiple private outdoor spaces. Each floor below holds just two residences, with Poliform cabinetry and closets, Miele and Gaggenau appliances, radiant-heated primary baths, sound-attenuating Italian glass, and a humidification system with ionization.

The sellout was not smooth. In January 2023, with four residences still unsold, Northwind Group's lending affiliate filed a pre-foreclosure action against the sponsor over a $23.8 million loan secured by the condo and a nearby rental building, as reported by The Real Deal; court records list the case as closed. The sponsor then sold the remaining units with incentives, and ACRIS shows the last residential sponsor sale (unit 6A) recorded in November 2024 and the retail unit sold in July 2025.

Who it suits

Artistic and vibrant souls looking for a modern, state-of-the-art building in New York City.

Buying here

There are only 11 units in this luxury condo building. It feels like your own boutique townhouse!

The best lines

Any of the two-bedrooms on the upper floors with outdoor space are terrific. The penthouse is truly spectacular!

Mistakes buyers make

28th Street keeps getting better. It might be busier because of the subway, but there is new construction on the block and the location can't be beat.
