From hospital building to Peter Marino tower
170 East End Avenue occupies the full block front between East 87th and East 88th Streets, across the avenue from Carl Schurz Park. According to CityRealty's building review, the site had held a 14-story, red-brick building used by Beth Israel Hospital's Singer Division, which was torn down around 2005. A New York City Department of Buildings scaffolding permit from that period lists Beth Israel Medical Center as the property owner, which is consistent with that account.
The new condominium was developed by Skyline Developers LLC, an affiliate of Garden Homes Development. Its design is closely associated with Peter Marino, the architect and interior designer known for luxury retail and residential projects; CityRealty's own building nickname for the property is 'The Peter Marino Condominium.' The tower has two low-rise wings facing the side streets and a mostly glass central section facing East End Avenue, with a two-story rusticated limestone base. City filing records (reflected on StreetEasy) list SLCE Architects, a firm frequently used as architect of record on Marino-designed condominiums.
A signature feature is the landscaped garden between the wings, with a roughly 20-foot waterfall and sculptures of sheep that Marino described as "a play on the rural and the urban."

Who it suits
This is an excellent location for families who want to be near top-tier private schools and one of the cleanest parks in the city. East End Avenue is a beautiful pocket that still feels untouched by all of the chaos the city offers today.
Buying here
It's a terrific investment. Apartments hold their value, and there is always strong demand on East End Avenue.
The best lines
The H line is particularly nice because it offers a Juliet balcony overlooking the park. Some of the larger combined units on the higher floors are spectacular as well.
Mistakes buyers make
Trying to find the perfect layout and apartment. It doesn't exist. Choose the unit that has great light and gives you most of what you are looking for.
What a listing won't tell you
The cleanliness of the streets and the quiet you will feel in this location. Being able to walk up and down East End Avenue and stroll through the park and the nearby promenade will keep you at peace, despite living in the chaos of Manhattan.
