A Robert A.M. Stern tower where a row of Second Avenue walk-ups stood

The site is the northwest corner of Second Avenue and East 77th Street. Until 2022 it held five low-rise buildings at 1481 to 1489 Second Avenue and 251 East 77th Street, home to businesses such as Sable's, Vero Wine Bar, Lenwich, and the sports bar Stax. Naftali Group bought the assemblage for $72.6 million in December 2021, filed demolition plans in March 2022, and had the lot cleared by April 2023. In December 2023 the firm closed $236 million in construction financing, a $195 million senior loan from JPMorgan Chase and $41 million of mezzanine debt from Starwood, and JPMorgan added a $140 million loan a year later.

Robert A.M. Stern Architects, led on the project by partner Paul Whalen, drew on Gothic and Art Deco apartment houses: arcades, loggias, pergolas, a series of setback terraces, and a faceted crown. Hill West Architects was the architect of record. The facade is precast concrete made by Universal Concrete Products to read as limestone, with about three-quarters of the windows installed at the factory. Carved oak leaf panels sit above the ground-floor windows, a nod to a native tree of Central Park and Carl Schurz Park, and Yabu Pushelberg repeated the motif in the mosaic of the 75-foot pool. The tower topped out in April 2025 as the tallest building in the neighborhood.

Sales launched in September 2024 through Compass Development Marketing Group, and the building drew about a dozen contracts in its first weeks against a projected sellout of about $531.6 million in the offering plan. Half of the 62 homes are four-bedrooms, and the largest are three seven-bedroom penthouses. The city issued a temporary certificate of occupancy in March 2026 and closings began in May. By then 60 of the 62 residences had found buyers, and in October 2026 Naftali announced the closings of Penthouses A and B, each a full floor with seven bedrooms, for a combined $50.47 million.
