A Macklowe tower on the Turtle Bay corner
Three Ten stands on the southeast corner of East 53rd Street and Second Avenue. It was developed by Macklowe Properties and completed in 2006-2007, with SLCE Architects working alongside Moed de Armas & Shannon (MdeAS) as design architect.
The building's five-story limestone base is topped by a blue-glass setback tower with asymmetrically placed, oversized windows and glass-railed corner wrap balconies. According to CityRealty critic Carter Horsley, the massing is similar to that of the nearby Milan at 300 East 55th Street, with a limestone base under a glass tower. Macklowe's own project materials describe three residence types: full-floor Tower Residences with continuous floor-to-ceiling glass, open-plan Duplex Residences with double-height ceilings, and two large Mansion Residences of roughly 4,000 square feet each with wood-burning fireplaces, located in the base.
Amenities include a landscaped courtyard garden, a roof deck, a gym and an attended parking garage.

Who it suits
This is perfect for buyers doing business in New York who also travel on occasion or escape on weekends. Once you are inside the building, it feels like an oasis, and the outside noise of Midtown suddenly goes away.
Buying here
The building is spectacular and has a modern, boutique charm. Renters want to buy, and buyers don't want to sell!
The best lines
The A line features spectacular views of the East River and the Queensboro Bridge. It's a very luxurious unit.
Mistakes buyers make
Midtown East can offer so much more to the average buyer. It's centrally located, and the value in these buildings can be terrific. It is true there is a lot of hustle and bustle in Midtown, but if you are able to spend time outside the city on occasion, this will be a great building for you.
What a listing won't tell you
The beauty of the floor-to-ceiling windows in this building is difficult to describe in a listing. It is spectacular once you are inside the apartment, and truly something special.

Three Ten sits in Turtle Bay, a quiet Midtown East enclave near the United Nations and the East River. Its architect describes the location as Sutton Place; in this part of Manhattan, Turtle Bay, Sutton Place and Midtown East all border one another.
