A pleated terra-cotta tower threaded through a Third Avenue row

The west end of block 1429 was a row of five-story brick tenements along Third Avenue; the corner building, home to J.G. Melon since 1972, dates to 1868. Premier Equities assembled 1291 to 1299 Third Avenue and 204 East 75th Street by early 2017, closing on 1297 to 1299 Third Avenue for $26 million, and announced a 31-story Art Deco-styled condominium with Thor Equities. Because the southern buildings still housed rent-regulated tenants, Premier moved air rights onto the easier-to-empty parcel instead, and in 2018 it paid $5.8 million for the air rights over 1301 Third Avenue, a 1910 walk-up next door. The plan stalled until Elad Group bought the site for $61 million in April 2022, despite one local critic's claim that the design broke zoning rules. The result is a tower on an interior lot facing Third Avenue, with narrow extensions to East 74th and 75th Streets, while J.G. Melon and its neighbors stay put at the corner.

Pelli Clarke & Partners, led by partner Craig Copeland, an architect who is also a sculptor, designed the building in what the firm calls Manhattan Deco, citing the Chrysler Building, Rockefeller Center, and the Waldorf Astoria. A six-story podium meets Third Avenue at street scale; the tower then steps back and cantilevers north and south, clearing the cornice of the 1301 Third Avenue walk-up by 22 feet, and rises 32 floors to 420 feet, finishing in a zig-zag crown. The facade is pleated, ivory-glazed terra-cotta with antique-bronze window frames. SLCE Architects was architect of record and Press Builders the general contractor. Rafael de Cárdenas designed the interiors, with Italian floor-to-ceiling windows by Polito Serramenti, oversized white oak parquet, Miele kitchens, and Calacatta Vagli marble primary baths.

The 41 residences range from lower-floor studios and half-floor two- and three-bedroom homes to full-floor four- and five-bedroom homes on floors 23 to 30 with ceilings up to 13 feet. Lower duplexes include a five-bedroom of about 5,400 square feet, and the duplex penthouse has a 70-foot terrace across the west facade. Around the corner on East 75th Street, the four-story Townhouse, the firm's first New York townhouse, has a red sandstone base, white terra-cotta above, and a private garden and roof terrace, and shares the tower's amenities. Sales opened in December 2023 at $2.975 million for two-bedrooms. The first closing, a three-bedroom at $4.88 million, was recorded in June 2025, and the duplex penthouse closed in January 2026 for $20.8 million against a $25 million ask, a record for the building. City records show 30 closings through April 2026.

Josh's view of The 74

What you won't find on a listing portal, in Josh's own words.

Who it suits

For buyers looking to enjoy the best of the Upper East Side, Third Avenue is hard to beat. It's a great location with excellent schools nearby, easy access to Midtown, terrific restaurants, and plenty of shopping. Whether you're looking for a place to raise a family or simply want to enjoy everything Manhattan has to offer, this is a neighborhood where you can really feel at home.

Buying here

One of the things that makes this building so special is the thought that has gone into its design. With Pelli Clarke & Partners as the architect and the Elad Group as the developer, you have an impressive team behind the project. From the architecture to the smallest details, everything has been carefully considered to create a building that feels both luxurious and welcoming.

The best lines

Without question, the townhouse and five-bedroom residences are the real standouts. Both offer an exceptional level of luxury, space, and attention to detail. That said, every apartment line in the building is beautifully designed, with high-end finishes throughout. It's clear that no expense has been spared in bringing this project to life.

Mistakes buyers make

Third Avenue may be a little busier than Park or Madison Avenue, but it has an energy and personality all its own. While it may not carry quite the same prestige, it offers a younger, livelier atmosphere with great restaurants, shopping, and everything you need within walking distance. Having Citarella right up the block is a real bonus. It's the kind of location where you can step outside and immediately enjoy everything that makes the Upper East Side such a wonderful place to live.

What a listing won't tell you

This stretch of Third Avenue has a wonderful mix of elegance and energy. It's sophisticated without feeling stuffy, with great restaurants, shopping, and a lively neighborhood atmosphere. The area attracts an impressive mix of successful professionals and high-profile residents who appreciate luxury living in a neighborhood that still feels fun, welcoming, and full of life.
