There are several differenced when deciding wether to invest in residential or commercial properties. Here are the advantages and disadvantages of both:

Residential Investments

• More stable
• Easier to rent
• Less risky
• Slightly lower return

Commercial Investments 

• Potentially more lucrative
• Slightly riskier
• Can be more difficult and time consuming to replace a commercial tenant
• May have to contribute to buildout of the space
