A Toll Brothers arrival on the Williamsburg waterfront
49 North 8th Street was built in 2007 by Toll Brothers City Living, the urban condominium arm of the national homebuilder Toll Brothers, with Greenberg Farrow as architect of record. It was one of the earlier Toll Brothers projects to reach the Brooklyn/Manhattan market, arriving as the Northside of Williamsburg was transforming from industrial waterfront into a residential corridor along Kent Avenue near the East River.
The building fronts Kent Avenue and sits close to the East River State Park, giving many of its 40 units views toward the Manhattan skyline and the river. According to the New York City Department of City Planning's PLUTO tax lot data, the building rises 6 stories and combines residential condominium space with ground-floor commercial area, consistent with the mixed-use MX-8 zoning that governs this stretch of the Williamsburg waterfront.
A 2007 tax abatement came with the building (Josh's own site noted it running through 2024), typical of Williamsburg waterfront projects of that era. The unit mix includes one-, two- and three-bedroom apartments, plus street-level townhouse units along North 8th Street.

Who it suits
Great for buyers looking for a prime location in Williamsburg, close to Manhattan.
Buying here
This is a boutique-style building essentially on Berry Street, a beautiful tree-lined block in Williamsburg. It is also one block from the water, which many people find extremely calming, with tremendous views of the city.
The best lines
The G line is a spacious two-bedroom, two-bath apartment. The layout is particularly functional because the bedrooms are on opposite ends of the unit. If you can get a parking spot with your unit, it is a home run!
Mistakes buyers make
Boutique is sometimes better. This was Toll Brothers' first development in this area. Don't go for the new, big luxury building. The best apartments are in the smaller buildings with lots of charm and character!

The building sits in the Northside of Williamsburg, a few blocks from the L train at Bedford Avenue and close to the East River ferry landing at North 5th Street, putting Manhattan within a short commute. The immediate blocks mix converted industrial buildings, newer waterfront condos, and the restaurants and shops that have concentrated along Bedford Avenue and Wythe Avenue.
